Hill Tide Partners Preserves Affordable Housing in Tifton, Georgia with Tift Tower Rehabilitation
Hill Tide Partners, in partnership with the Tifton Housing Authority, has closed on the rehabilitation of Tift Tower, an 85-unit affordable housing community located at 311 2nd Street East in Tifton, Georgia. Originally constructed in 1982, the six-story building will undergo a comprehensive renovation expected to take twelve months.
The project is supported by LIHTC equity provided by US Bank (utilizing both Federal and State credits) and construction financing from Citi Bank. Coleman Talley is serving as legal counsel, and the Georgia Department of Community Affairs is the state allocating agency.
The scope of work includes full kitchen and bathroom upgrades, new energy-efficient windows, a new roof, vinyl plank flooring throughout units and hallways, updated water heaters, an upgraded elevator cab, and an improved exercise room. Site improvements include parking lot repaving and walkway repairs. The property benefits from a HUD Section 8 HAP contract ensuring continued affordability.
